How often should fire doors be inspected?
Under the Fire Safety (England) Regulations 2022, fire doors in residential buildings over 11m must be checked:
- Every three months: Communal fire doors
- Annually: Flat entrance doors
- For other premises (offices, schools, warehouses, care homes), BS 8214 recommends inspections at least every 6 months, or more frequently in high-traffic areas.
Who is responsible for fire door compliance?
The Responsible Person (usually the building owner, landlord, employer, or facilities manager) is legally accountable under the Regulatory Reform (Fire Safety) Order 2005. They must ensure fire doors are installed, maintained, and inspected by competent people.
What happens during a fire door inspection?
A certified inspector will check that:
- Doors close fully and securely
- Seals and smoke brushes are intact
- Hinges, closers, and hardware are compliant
- No gaps, warping, or damage are present
- Fire door certification is in place
- You’ll receive a full written report with photos, grading, and remedial recommendations.
Do fire doors require certification?
Yes. Fire doors and frames must be third-party tested and certified to ensure they meet their rated performance (e.g., FD30, FD60). IPS only supplies and installs BM TRADA or IFC-accredited products, giving you traceable compliance evidence.
Is it possible to repair fire doors, or do they always need to be replaced?
It is possible to resolve some issues with remedial works, such as replacing seals, adjusting closers, or repairing hardware. Full replacement is only required when damage or alterations compromise the door’s certification. IPS always prioritises cost-effective compliance.
What records do I need to keep?
You must store inspection reports, installation certificates, and remedial records in your fire safety logbook. This ledger proves compliance during audits or enforcement visits by the Fire and Rescue Service.
